The site of the closed St. Maurice Catholic Church in Dania Beach could be redeveloped into a mixed-use project with apartments and retail.

The city’s Local Planning Agency will consider the land use plan amendment application for the project at 2851 Stirling Road on Aug. 17. It was filed by Stirling Alya LLC, an affiliate of Fort Lauderdale-based Stellar Homes Group led by Larry Baum.

The developer acquired the 8.3-acre site from the Archdiocese of Miami for $3.8 million in 2015. It’s located a few blocks west of Interstate 95.

The land use plan amendment would allow for mixed uses and increase the residential density from five units per acre to 32.6 units per acre. Steller Homes Group intends to build 228 apartments in a four-story building plus 13,000 square feet of retail/commercial space in a separate building along Stirling Road.

Greenspoon Marder attorney Dennis D. Mele, who represents the developer, said the luxury apartment complex would have amenities such as a pool, fitness center and a business center. The plans call for surface parking instead of parking garages, he said.

“There is a lot of demand for housing east in Broward County and there’s not a lot new in that area,” Mele said. “It’s a great location on Stirling Road close to Interstate 95 with great access to the highway system.”

Mele said the land use plan amendment process should take about 14 months, as it will require city, county and state reviews. He expects the project to break ground near the end of 2017.
