The former W.W. Grainger Co. site just off Florida’s Turnpike near Cutler Bay could be redeveloped into a self-storage building.

Value Store It Quail Roost LLC filed a pre-application with Miami-Dade County officials on Sept. 21 for the 2.7-acre site at 10900 S.W. 186th St. The company, managed by Todd A. Ruderman in Miami Lakes, acquired the property in June for $3.5 million.

A pre-application allows the developer to receive feedback from county staff before filing an official application.

The self-storage project would total 106,158 square feet and have 19 parking spaces. It would have four buildings ranging from one to four stories, plus covered parking for 21 RVs or other large vehicles. It was designed by architect Kenneth Carlson.

Miami attorney Ben Fernandez, who represents Value Store It, couldn’t immediately be reached for comment.

There’s been a boom in self-storage construction in South Florida to serve the needs of the growing population, especially as people move into smaller living spaces.

Value Store It already has 14 locations in Florida and Massachusetts.
